Remedial Building Services & Structural Repairs

As Sydney’s trusted remedial building experts with 20 years of experience, we specialize in diagnosing and rectifying complex structural and waterproofing issues. Our focus is on the repair and preservation of existing structures, particularly Class 2 buildings and concrete assets. We restore the integrity, safety, and longevity of your property using precision techniques and durable materials.

As Registered Building Practitioners for Class 2 Buildings, we are fully licensed and compliant with relevant Australian standards and NSW building regulations, including requirements under the Design and Building Practitioners Act 2020 for Class 2 buildings.

Our core remedial services include:

Concrete Cancer Rectification

Concrete Cancer Rectification (Spalling)

Concrete cancer, or concrete spalling, occurs when embedded steel reinforcement rusts and expands, causing the surrounding concrete to crack and crumble. If left untreated, it severely compromises structural integrity.

Our specialists perform comprehensive assessments to determine the extent of corrosion and execute targeted repairs:

  • Diagnostic Surveys: Utilizing non-invasive techniques to locate all affected areas.
  • Concrete Removal & Preparation: Carefully removing deteriorated concrete and preparing the steel reinforcement.
  • Steel Treatment: Cleaning, treating, or replacing corroded rebar with protective coatings.
  • Concrete Repair: Patching with high-grade, durable concrete repair mortars to restore the structural strength of elements such as balconies, facades, and columns.
Concrete Roof Waterproofing

Concrete Roof Waterproofing Membranes

Water ingress is a primary cause of building deterioration, leading to internal damage, mold growth, and further structural issues. Flat concrete roofs require specialist waterproofing solutions to ensure long-term protection against Sydney’s weather conditions.

We provide expert application and replacement of high-performance waterproofing systems:

  • Leak Detection & Assessment: Identifying the source and scope of water ingress issues.
  • Surface Preparation: Cleaning and preparing concrete surfaces to ensure optimal adhesion.
  • Membrane Application: Applying premium, durable liquid or sheet membrane systems that provide flexible, seamless protection.
  • Compliance & Testing: Ensuring all waterproofing work meets strict Australian standards for watertightness and durability.
General Repairs & Remediation

General Repairs & Remediation to Class 2 Buildings

Class 2 buildings (apartments, units, or other multi-unit residential structures) present unique challenges and regulatory requirements in the post-Mascot and Opal Tower era. Our team is expert in diagnosing and repairing defects specific to this building class.

Our general remedial services cover:

  • Façade and Cladding Repairs: Rectifying issues with exterior finishes and cladding to meet safety and aesthetic standards.
  • Balcony and Balustrade Repairs: Ensuring the safety and compliance of high-use outdoor areas.
  • Basement and Car Park Repairs: Addressing structural cracks, water ingress, and concrete degradation in subterranean areas.
  • Defect Identification & Reporting: Providing detailed reports for Owners Corporations and Strata Managers, assisting with identifying responsibility and scope of work.

Consultation Services

Class 2 Building Practitioner Services

As registered Class 2 Building Practitioners in Sydney, we are fully accredited and compliant with the stringent requirements of the NSW Design and Building Practitioners Act 2020 (DBP Act). This accreditation enables us to lawfully supervise construction work on multi-unit residential buildings (apartments, townhouses where units are above and below one another) with an uncompromising focus on safety, structural integrity, and quality.

Our services ensure your project meets all regulatory standards and guarantees accountability throughout the entire building lifecycle.

Our DBP Act Compliant Services

As an appointed Building Practitioner under the DBP Act, we take full responsibility for ensuring all work is carried out in strict accordance with the Building Code of Australia (BCA) and regulated designs.

Our services include:

  • Compliance Management & Declarations: Preparing and lodging mandatory “Building Compliance Declarations” on the NSW Planning Portal before an Occupation Certificate (OC) can be issued. This declaration confirms that the completed building work aligns with all declared designs and BCA requirements.
  • Regulated Design Coordination & Lodgement: Ensuring all necessary “regulated designs” (covering structure, fire safety systems, waterproofing, building enclosure, and more) are prepared by registered design practitioners, collecting their compliance declarations, and lodging all documentation on the NSW Planning Portal before construction commences.
  • Variation Management: Strictly managing any variations to regulated designs that occur during construction. We ensure varied designs are prepared by a registered design practitioner and lodged within the tight timeframes mandated by the DBP Act.
  • Quality Assurance & Documentation: Implementing rigorous quality control measures and maintaining comprehensive records throughout the project. We compile all ‘as-built’ designs and necessary contractor documents for final submission to the Secretary and Principal Certifier.
Building a new vision

NSW Planning Portal and Occupation Certificate Services

White Fox Building also offers consultation services to assist clients in the process in obtaining their occupation certificate. At the end of each build, the project certifier/council will hand the client a long list of requirements and documents required to obtain their Occuptation Certificate from council. In our experience,  clients are often overwhelmed about what to do and what is required. The introduction of the NSW Planning Portal has exacerbated the problem. Our service acts as an intermediary between the client and the certifier/council and includes lodgement to the NSW planning portal.

Our services provide a benefit to both the client, and the certifier.

Benefit to Client:

  • Our team will walk the client through the checklist explaining what they need and how to obtain it
  • Our team will receive and assess the required documentation and upload to the NSW Planning Portal for determination

Benefit to Certifier:

  • The client will not need to bother the certifier with phone calls and emails seeking clarification on what is required
  • The client will submit the relevant documentation to us instead of the certifier. We will vet the documentation for the correct clauses, standards and information before lodging onto the portal. This will eliminate the back and forth between client and certifier with incorrect documentation saving you time and money.
